So, you wanna buy a new home (Part 1)

   The lure of a new home can be quite strong, and for a lot of good reasons. They often incorporate the latest building methods and materials, require little to no major maintenance, and are full of comfortable features.
 
If you choose to purchase a new home there are a few different ways to go about it. I would naturally recommend using a REALTORĀ®, like me, to go about it. It gives you more choices and more advice on what and how to purchase your brand-new home.
 
The first way is you can purchase an already built brand-new home (sometimes known as a spec-built) directly from a home builder. 
The advantages are:
a) that you can see exactly what the home is for lay-out, utilities, lot, bedrooms etc.
b) you can get a home inspection done to ensure the home was built and finished correctly
c) a mortgage lender can approve your financing because they have an actual home that is built, and that can also be appraised by an independent appraiser.
d) you can have a firm date for possession (no waiting for it to be finished)
 
The disadvantage is you don't normally get to choose paint colours, flooring etc... because they are already done or in the process.
 
Now, because there are a big variety of builders (small or large) so you can choose different builders in different neighbourhoods.
 
I would help you with finding the new homes, ensuring they fit your needs, and negotiating a fair price for the home.
