The North section of the Anthony Henday Highway

Back to Blog
The North Edmonton portion of the Anthony Henday highway.

I'll tell you, the construction delays and detours caused by the Anthony Henday consruction try my patience some days. Getting from Edmonton to St Albert is a challenge right now.

Well, with progress there is some pain sometimes.

Basically, the north section of the highway will be from the Yellowhead (Hwy 16) on the west-side, to the Yellowhead on the east-side. I understand that the last section to open will be spanning the North Saskatchewan River.

What does the completion (in 2011) of most of the north portion of the Henday mean? Increased property values because of the improved access. It will enable people who live in St Albert to better commute to other areas of Edmonton and also the reverse.

Buyers looking to purchase now and in the future should keep factors like future transportation routes such as these and there effect in mind.

Winnipeg has had a perimeter highway for many years now, and they see the value of it. Calgary is building one also.

Traffic noise is one of the downfalls. The Anthony Henday, where it goes between St Albert and Edmonton was re-aligned (causing the removal of Newman College) due to protests from St Albert residents that would be affected. They were diligent with keeping there intersts in mind, and rightfully so. If they had waited, they would have had no one to blame but themselves. It pays to take an active interest in projects like that.

On the whole, better transportation access means increased property values and more money for you at the end of the day. Now, property taxes may increase too, but they should be more than off-set.
